Looking to list my home as a medium term rental in the Catskills. Anyone know what protections there are for hosts to avoid squatters after the end of their stay? I’m assuming Airbnb doesn’t provide any different forms/agreements with the guest who do less than 30 days or those that do over?

Treat it as a month to month lease and get a good New York focused lease template which should protect you. Your goal should be to eliminate the unscrupulous people upfront. At the end of the day, no peice of paper is going to prevent you from having to take court action to get someone out who has a zero credit score and zero assets who DGAF.
