Guest calling out things listed

How do you all deal with guests who seem to call things which are clearly listed? For example, our listing clearly says that we have window AC units in the living room, but we still have guests who bring up the fact that there is no AC in the bedroom. Where our property is the nights are always cool and it is rare to have central A/C or in all the bedrooms. Another example is we have special trash cans to prevent wildlife from accessing and strict rules about leaving food/trash out. We've had guests surprised when they get there about these rules.

When guests request to book (we have autobook off) we send them a list of the rules/disclosures and ask them to make sure they are OK with them. That and the fact that we dont allow guests with terrible ratings seems to help us avoid these issues as we have some quirks to our property as well.

If the guests are still leaving you a solid review I wouldn't let it get to your head. I have the random guests that tell me what a great stay it was and then leave some advice, let that they thought the bed was too hard or that I should add TV's in the bedrooms. I just thank them again for their stay and tell them I will look into their advice!

Some people just need a bit more hand holding in life, acknowledge them and move. BLOCK if they call out or complain about something ridiculous so they don't book again in the future.

As someone with a listing that gets a ton of international travellers, I feel your pain. The auto translation of airbnb always seems to leave out details in the description and I find myself fielding questions to the non-native english speakers very frequently on things that are listed (in english) on my listing.

Non-readers seem to be an increasing demographic of Airbnb guests. Then they’re allowed to review your listing based on some idea they concocted about their expectations. Airbnb will let it stand because “it was the guest’s experience.” It’s a race to the bottom with this gaslighting of hosts!
