Any Big Bear STR hosts out there to provide some insight? Our family is interested in purchasing a 2-3bed property as we travel there for the snow season yearly. Looking at the ordinance around STRs, I interpret it as such that as long as you meet the requirements you are granted a license. Anyone have difficulty getting approved?

Its a bit of an onerous process to get approved and manage a STR in Big Bear and I would definitely suggest one of the local management properties up there to help handle it all. Yes, you will get approved as long as you follow the instructions but note that you will need to remit taxes monthly and do monthly reporting even if there is no activity. We use Big Bear Vacations and they have been excellent to work with and knowledgeable about the local rules.

Big Bear is one of the most saturated and regulated markets out there. Throw in the fact that I'm assuming you'll not be local and have to have a management company take care of everything for you and generally their cut is 30%.
