For those of you in the Austin area, are you seeing any changes from previous years when it comes to bookings in mid march? Maybe it's just be, but I had to lower my prices 2 times before I got a booking .. and I have a highly rated property which is priced competitively.

How far out do you open up your bookings? I was able to secure a week long booking at higher rates than I got last year in October of last year.

My calendar open's up 3 months before. Perhaps all the committed individuals willing to splurge more made bookings in 2024..

We also have alot more competition out in Austin these days. Last year Austin a decent amount of new hotel rooms, add that with the dropping housing prices and oversupply of homes (not necessarily a bad thing) which probably results in more airbnbs and you'll just have to work a bit harder for your bookings. Econ 101!
