FHJiRenting a room out in my house in NYC and have some questions

For those operating or familiar with NYC regulations ..

1. Do I need OSE approval for renting more than 30 days on airbnb?
[*]2. If I decide to do nightly bookings, how long does OSE application take for approval? (I live in the house)
[*]3. My house is a rental but I have landlords approval to rent out the room on airbnb. Is there anything else needed from landlord or anything I should know about?

1. You need to check that your address is not prohibited. https://strr-portal.ose.nyc.gov/s/?language=en_US
2. Really depends; it will take as long as it takes and depending on how many revisions or follow-ups OSE expects. It took me 2 months with 1 revision needed.
3. Get it in writing from your landlord, but other than that should be fine. Defer to OSE; if they say they want it, give it. They are basically the judge and jury when it comes to STR.

With Mamdani and how pro-tenant he is, lets see how things shake up in NYC this year! Surprised that they haven't targeted short term rentals at yet.
