Which STR insurance companies are you all using in CA?

With a the recent changes in the insurance industry in California, let's do a check-in to see what insurance companies everyone is using. I know some people who can't even get insurance for their main homes anymore Sad 

I'm using Liberty Mutual, non fire risk urban area in LA county for our ADU which is part of our primary.

We are using Proper but we feel the rates are way to high (3K a year). We do have some peace of mind in that our policy is built for short term rentals and they seem to be the most knowledgeable about the industry but are not opposed to switching. We've honestly never even filed any sort of homeowners insurance in our lifetimes.

We also use Proper for our property in the LA/Palm Springs area in CA. Here's a fun fact that our Proper agent told us .. we asked how often a claim is made and we were told on average it was once every 2-3 years.

We are in a moderate fire zone so we have the Fair plan for our main dwelling coupled with supplemental from Prosper.

Given the horrific fires in LA/Ventura I do pray that the insurance policies do not get out of hand in the next several months. Seems like State Farm doesn't even want to do business in the state anymore.

California just updated their fire zones this week, and it seems some area have doubled, even tripled in fire risk. This surely doesn't forebode well for insurance rates..

We use American Modern, though our listings are not in a fire risk zone.
