Western NC occupancy rates? - phedre - 09-20-2025
Hi all, I've been looking to get a property in western North Carolina to use as a 2nd home and then STR for a few years. I found what I think is a great property that's quiet, great views, hiking, on a river, etc... It's basically my idea of perfect. For context, it's about 20 minutes away from Banner Elk. When I look at nearby properties, the occupancy seems very low. Most prediction tools have it at 40% but looking at calendars, it seems even lower.
Anyone in that area willing to comment on their occupancy rate and also if they think it's an increasing or declining market?
