Find a reputable HVAC company that offers a subscription for yearly check-ups/maintenance plans. Our HVAC unit went out in 110 degree weather today (Vegas) and because it's Saturday afternoon, they can't get the parts they need until Monday. That means we had to refund our guest because the house is basically unlivable. It's best to have them come and check up on the units once/twice a year in these areas where your house is basically uninhabitable with no air conditioning. Apparently with these maintenance plans they can test the capacitors and other parts before they die.

This is great advice..we have a plan with our local HVAC company who also has a licensed plumbing arm and the plan gives us a 15% discount on labor and waives the fees during emergency visits.

HVAC tune-ups are definitely part of the reason we have a 30 year old HVAC system made by a company no longer in existence that still works perfectly (not in our rental property - wouldn't risk that).
